1. Falls within an Area of natural beauty so is subject to planning restrictions.
2. Black Moss Farm is and has been undergoing extensive building works for the last 3 years and to date there is still no end plan. The surrounding neighbours are and have raised concern with Ribble Valley Planning,
- Access is poor as it involves using access via adjacent hotel or the farm track which is currently in poor condition due to high level of building and farm traffic.

As the owner of the adjacent hotel I have some concerns about the use of the land as a glamping site. The application is not clear about the number of proposed units, whether these are to be permanent and if not how many days a year they are intended to be used. More information would be helpful as would the precise intended location on the plot. Your literature suggests that you are an exempted organisation (similar to the caravan club) which provides certain concessions when it comes to permitted development. Can you please provide evidence of this as I can’t find any official sources confirming this. Notwithstanding this it isn’t clear to me how this avoids the need for planning permission if the structures are to be permanently on site or for other structures such as toilets, saunas and hot tubs which have been included in the application. The application also states that access to the site would be accessed through the hotel car park. My understanding is that the public right of way is for foot traffic only. Does this mean that any potential users are going to park a considerable distance away and walk to the site?

This is a pristine , secluded piece of woodland , with native bluebells and a long established fox den , along with a good variety of mature trees. There are no mains services near the site , and bringing them in would be very disruptive , let alone costly.
There is an old slurry pit close by .
This is NOT a suitable site for glamping pods .
